The Boathouse is an incredible secluded off-grid one-bedroom bothy featuring a loch-side hot tub, with private fishing loch and boat. It is nestled in a stunningly remote area of the Scottish Highlands, positioned along the shores of Loch na Beinne Moire on the Guisachan Estate, it is close to the conservation village of Tomich. Guests can enjoy breathtaking, unobstructed views of the wild, rugged landscape and the diverse wildlife that inhabits this region of Scotland.

Built above the conservation village of Tomich, in an exceptionally peaceful loch-side retreat in the Scottish Highlands, The Boathouse is on the historic Guisachan Estate, full of wildlife and surrounded by native woodland, neighbouring the RSPB reserve at Corrimony. The natural beauty of the surrounding area is interwoven with woodland tracks to explore, hidden waterfalls, sparkling hill lochs, all amidst tranquillity where you can listen to the birds, revel in the abundant wildlife or stroll through the National Nature Reserve between the ancient Caledonian pine woods. There is so much to do here: whether exploring Loch Ness, mountain biking for miles in any direction or touring the Western Isles.

The Boathouse is totally off grid with a wind turbine and solar panels supplying electricity to all the properties appliances – fridge, lighting, shower, sockets. The modern, odourless, composting toilet completes the properties eco friendly, back to nature credentials with easy to use instructions.

Forest trails provide the perfect environment for young and old to walk or cycle, with an abundance of wildlife and walks of varying lengths to suit all abilities. Walks from the doorstep include hikes in the Guisachan hills to the monument and hill lochs, or right through to the west coast via Glen Affric and Kintail. These walks can all be undertaken on paths or hill tracks where you will not meet any vehicles and the only people you will see will be other walkers. The surrounding mountains in Glen Affric, Glen Cannich and Glen Strathfarrar boast many Munros and Corbetts to challenge the experienced hillwalker.

There are ample opportunities in the forests around Tomich for exploring on a mountain bike. There are numerous cross-country/single track; double track and technical options within Glen Affric. You can also link off road from Tomich to the Great Glen Way and from Tomich to Loch Duich on the west coast via Glen Affric.

In Drumnadrochit on the shores of Loch Ness you can visit the Loch Ness Visitor centre or take a boat trip on the Nessie Hunter. Inverness is under an hour's drive away with shops, museums and art galleries. You can easily visit distilleries, castles, gardens, and the west coast for a day trip - the location is ideal!

Please note this is an off grid property with no mains electricity and has a modern composting toilet. A wood burning stove provides hot water, heating and cooking.

The accommodation is supremely modern, with chic detailing throughout. The luxury bedroom has a king sized bed and enormous glass windows looking over the loch. The contemporary kitchen and sitting room has leather seats, and a wood burning stove provides hot water, heating and is used for cooking, the views are far reaching over the loch.

The georgeous private hot tub on the lochside is for your sole use.

Additionally there is an indoor swimming pool on the estate during the holiday season March 22nd 2025 - October 31st 2025. Measuring 9m x 3m the swimming pool. Please note that the pool will be closed during the winter time. Also available to all guests is the games room with table tennis, pool and table football. The Boathouse is very remote and a 15 minute drive from other facilities at Tomich Holidays.

Directions:

If you are coming from the South, the quickest route is M6 to Carlisle; A & M74 to Glasgow; M73, A80 & M80 to Stirling; then A9 to Perth and Inverness. However, if you have time, the A82 from Glasgow up the side of Loch Lomond and through Glencoe to Fort William, is arguably the most scenic!

From Inverness, you should take the A82 south west out of town towards Fort William, along the north shore of Loch Ness, turning right in Drumnadrochit onto the A831 to Cannich. From Fort William you continue on the A82 towards Inverness, turning left in Drumnadrochit onto the A831 to Cannich.The A831 climbs up out of Glen Urquhart and descends into Strathglass. At the bottom of the large hill and before crossing the River Glass, turn left onto a minor road signposted to 'Tomich 4 miles'. After crossing the cattle grid, you enter the village of Tomich and 50 mts beyond the Tomich Coach House Café in the centre of the village, look for signs on your left to TOMICH HOLIDAYS. Take the drive through the ornamental gates and after 400 mts you cross a speed bump. Full directions on booking.
