Kinblethmont estate lies in an elevated position within the rolling Angus countryside, 5 miles from Arbroath. As you reach the top of the hill and turn into Kinblethmont woods you will realise that you have come to a very special place. It is especially tranquil and protected with the air full of birdsong. The owners are very excited about their newly refurbished holiday cottage, The Studio. It can be found at the end of its own woodland driveway next to their home, Kinblethmont House in the heart of the estate. The cottage has been newly refurbished to a very high standard with high quality furnishings with two ensuite bedrooms.
You are spoilt for choice of things to do in the area. Within a short drive there are sandy beaches at Lunan Bay and Montrose, coastal paths, cycle paths, championship golf courses at Carnoustie and St Andrews, sea and river fishing, historic castles at Glamis and Scone and award-winning visitor attractions in Dundee. You may however prefer to stay on the estate and wander along the wooded paths marvelling at nature or stroll along to Letham Grange golf course 1 mile away. If you are particularly energetic you may wish to climb in the Angus glens, ski at Glen Shee or learn to traction Kite at Lunan Bay!
Nature lovers will be delighted by the wildlife around the house, woodland birds, rabbits, hedgehogs, deer and red squirrels. 10 minutes away, Montrose basin along with Lunan Bay is a paradise for waders and migratory birds. This is an idyllic holiday cottage in Angus to rent for a Scottish self-catering holiday.

Kinblethmont is well placed to enjoy many historic attractions with the famous Glamis Castle, the home of the late Queen Mother, 16 miles away. Scone Palace also makes a wonderful day out and is 40 miles form the estate. There is an excellent train service to Edinburgh (1 and a half hours) making the capital accessible for a day trip. There are also great visitor attractions in Dundee (22 miles) noteably the Discovery, Verdant Works, Sensations and the theatre.
Accommodation:
The Studio was probably originally built as a laundry building for Kinblethmont House and for some time after was used as a store area. The owners have now given it a new lease of life as an original high quality self-catering holiday house. It is called the studio as downstairs it is very much open plan with a fresh modern feel and wonderful views out over the mature gardens of Kinblethmont House.
Accommodation is on two floors. Downstairs has an entrance vestibule with WC. The vestibule leads to the open plan living and dining area. To the left of the staircase is the fully equipped kitchen and dining area and to the right overlooking Kinblethmont gardens is the comfortable seating area. Upstairs there are two en suite bedrooms. The double bedroom has a double bed and an en suite shower room, the twin room has an ensuite bathroom with bath. The beds in the twin room can be attached together if required (please ask). At the front of the house is the parking area and a private terrace with outdoor furniture and BBQ. The surrounding woodland and estate (excepting Kinblethmont House private garden) makes a wonderful extended garden for you to explore. The free WiFi is a popular addition in this wonderful self-catering accommodation.
Next to The Studio is the with 3 bedrooms and three bathrooms. The two can be joined if required to give a large 5 bedroom and 5 bathroom house - ideal if you are a large party or 2 families on holiday together.
Location:
From Arbroath, take the A933 road towards Brechin. At Colliston (about 3 miles) turn right before the church sign posted "Letham Grange". Follow this road to a T junction, turn left and then right into Kinblethmont Estate. Follow the metalled road up the hill until you get to a sign that says 'cottages'. Follow the sign and turn down the driveway signed 'Chauffeurs cottage and the Studio'.
What's included:
The cost of heating is included in the rental price. All bed linen and towels are provided.
If the cottage is rented when there is an exhibition in Kinblethmont Gallery, the tennant will have free tea and coffee at the gallery when it is open. If they are at the cottage on a gallery opening night, they will be invited to the opening drinks party.
The cottage is a no smoking cottage.

Rental periods are from Friday to Friday (this may be flexible in the low season). Some weekend/short breaks are available - please ask for details.
