Orchard Mains Barn has recently been carefully converted by the owners and is situated on a working farm in a picturesque glen, one mile from the village of Traquair. This imaginative and tastefully decorated accommodation offers the perfect solution for both short and long term breaks and is an affordable alternative to B&B. It is within an hour of Edinburgh and all its attractions.

The Scottish Borders is often overlooked by people wanting a holiday in Scotland, now it's time the secret was shared! Although the hills are not as big as the highland hills there is really good walking and cycling on them, and there is something for people of all abilities. There are many attractions on offer, for instance the Southern Upland Way goes past the door. In fact there are quite a few activities you can enjoy straight from the front door. For the less energetic there is a lovely flat walk up the glen to Loch Eddy, 3-4 miles. Take a picnic and if you are lucky you could see the otters and the osprey fishing. For the more energetic there are walks on the hills at the back of the house,and tracks for mountain bikes. Innerleithen has a very good mountain bike course at Elibank where championships are held and cyclist from all over the country come to compete.

As the cottage is so near to the Tweed river there is very good fishing to be had, you could try fly fishing lessons. There is also a golf course at Cardrona, 4 miles away, with lots of others close by. Of course not every one is energetic and sporty, so you may enjoy the quiet spot down by the river which runs through the garden, it may be just right for you. Take a deck chair, a glass of wine, a good book, and sit under the willow tree,bliss..

The Scottish Borders is steeped in history and there are lots of historical sites to visit, great days out for all the family. Only one mile away is Traquair House, the oldest, continually inhabited house in Scotland. Sir Walter Scott's home at Abbotsford is 12 miles away, the cottage owners Maureen and Lorne have lots of ideas to help you enjoy your holiday. There are maps you can borrow and pamphlets displaying all the Borders has to offer, or you are welcome to ask our advice about places to visit and sites to see. This delightful self-catering cottage in Peebleshire offers accommodation for 6/8 on a working farm.

Accommodation:

There is ample parking beside the property, the owners will let you know where to park to avoid tractors and or cattle! The entrance is through a small gate onto the patio area with table and seats for up to 8 people. There is a pleasant shrub and flower border and containers of flowers and strawberries.

Access to the property is through a porch with an area to change boots and outdoor gear before entering the large, bright, comfortable sitting room. There is a multi fuel stove which you can toast yourselves beside on cool evenings (wood and coal supplied). The large settee is also a sofa bed, for extra guests if required. There is a selection of CDs, DVDs, books and games for your use. From the sitting room there are 3 steps up into the hall: on this level you have access to the kitchen/dining room, bathroom and stairs up to the 2 bedrooms. One is a double bed room with double bed and room for a cot which can be supplied on request, there is also a futon which could sleep two children. The other room is a family room with a double bed and 2 singles.

From the hall a door leads into a fully equipped kitchen. The kitchen window looks out onto the farmyard and gets the morning sun, the dining room window looks towards the Glen and gets the afternoon and evening sun. The kitchen has a ceramic hob and fan assisted electric oven, microwave, dishwasher, washer/dryer, and fridge. The dining room can seat up to 8 people, a high chair can be provided on request.

What's included:
All bed linen, heating, and electricity are included in the price. Wood and coal for the multifuel stove are also included. High chair and cot can be provided on request. Guests are greeted with flowers, fruit, a bottle of red wine, a bottle of white and a welcome letter.

Guests can be dropped off in the nearest town for a night out and picked up again at the end of the night. Also, a drop off can be arranged if guests would like to do a round walk back to the house.

Cost and availability.
This Peebleshire cottage is rented out year round.
Change over day is Saturday if the property has been in use the week before. Check out time is 10am, if the property is to be use again that day. If no one is using the property again that day check out time can be negotiable. Check in time 3pm, again negotiable if there was no one vacating the property in the morning.

Discounts for short breaks and for couples. Prices don't change because of school holidays. 10% discount offered to previous visitors.

Tickets are included in the price of the property at New Year if guests would like to go to Traquair Village Hall Ceilidh on New Years Eve. This is a No Smoking property. Parents to be aware there is a river in the garden which can be very fast and full after rain, they are responsible for their children's safety.
